This is a rental agreement with rules and regulations for the condominium rental located at 2345 South Cherokee Way, Unit #156, Palm Springs, CA 92264. Terms of this agreement are agreed upon between Beth & Andy Ham, PO Box 118, Kings Beach, CA 96143 ("owner") and "renter" as filled out on the online form. Please read this agreement and electronically fill out renter information below if you agree to the terms of this agreement.Payments can be sent by check, by UPS, or wired to the owner’s bank accout (arrangements to be made between the renter and owner).Reservations and confirmation are contingent upon receipt of same.
The front door key is located in a lock box by the front door.Once payment in full for the condo is received, a Welcome letter with the keycode to the lockbox will be provided to guests. Lost front door keys will be charged $25 per key deducted from guests’ deposit check. First entry through the resort gate must be cleared through the Oasis front desk via the phone located at the gate.Tell them you are visiting unit # 156.The entry card will be located in the condo for gate entry during guest stays. Lost gate entry cards will incur a $50 charge deducted from guests’ deposit check.
RENTAL RULES AND REGULATIONS
1.This is a non-smoking unit. Please no smoking either in the condo or on the patio. Any smoking detected will incur additional cleaning costs deducted from guests’ deposit check.
2.Absolutely no pets are allowed inthe condo.
3.The damage deposit is not converted to rent and is fully refundable within 14days after rental providing the following:
No damage, losses or breakage to the unit or its contents beyond normal wear and tear.
All debris, rubbish and discards are placed in the dumpster.
All dishes are placed in the dishwasher and the dishwasher started.
No charges are incurred as a liability to the unit.
The Oasis Resort gate card is left on the kitchen bar.
No violation or charges are incurred from the Oasis Resort for non payment of services or rules violation.
4.Cancellations made 60 days before occupancy will be refunded with no penalty.Deposits will be kept if cancellations are made less than 60 days but more than 30 days prior to reservation start date. No refunds will be made after 30 days prior to reservation start date for any cause whatsoever.
5.No maid services is included in this rental, however, a cleaning and linen service is available for an additional $100.00 each time ordered. These arrangements must be made in advance and are not always available to guests.
6. Check-in time is after 3:00 p.m. and check-out time is by 10:00 a.m. Check-outs made later than 10:00 a.m. will incur a $40 per hour late charge unless prior arrangements have been made between guests & owners and agreed to beforehand via email.
7.Any exceptions to these rules must be approved in writing in advance.
